ABOUT THE FUND
With a target total return of 9% – 13% p.a. (net of fees and expenses), the Fund makes real asset investments that aim to provide investors with attractive, risk-considered returns, whilst delivering a positive social impact.
The Investment Manager, Intention Sumner Pty Limited, considers that opportunities for investors to invest in impact funds are undersupplied within the Australian property market. This undersupply creates a lack of competition for assets, which allows the Investment Manager to provide investors with exclusive investment opportunities, at attractive pricing. Potential asset classes include healthcare, education and early learning, ‘impact living’ – specialist disability accommodation (SDA), affordable housing and seniors’ living.
THE SEED ASSET
The Fund’s seed asset highlights the exclusive investment opportunities that are available at attractive pricing in the Australian impact investing sector.
The initial investment is a mental health facility on an 81,400sqm site in the Sunshine Coast hinterland. Recently expanded and renovated for $2 million, the facility offers an attractive 8.75% capitalisation rate and the Investment Manager considers there is potential for the asset to outperform the Fund’s target return metrics.
It has a new 20-year triple-net lease with a 12-month bank guarantee, with planning approval for further accommodation and communal facilities.
MARQ TRUSTEES’ ROLE
MARQ Trustees’ role includes overseeing the management of the Fund, including its ongoing administration, as well as compliance and governance.
